By making this booking you are entering an agreement with us. Please read our terms and conditions of booking below.

 

Deposits: 25% of the total cost is payable at the time of booking with the balance due 2 weeks prior to arrival.

 

PETS

Sorry, we do not allow pets at this property.  However, please note that we do have a cat. Her name is Maggie, be assure that she is kept out of all B&B areas.

 

CHILDREN

Children are welcome.  Infants are provided with a travel cot & a highchair, however, cot linen is not provided (please remember to bring your own).

For children aged 2 - 12 a z-bed can be provided at an additional cost (linen is provided). Additional adults are priced separately at the time of booking.

 

GROUND-FLOOR ROOM
Maximum number of guests is 3 (+ cot).

FIRST-FLOOR SUITE

Maximum number of guests is 4 (max 3 adults or 2 adults and 2 children)

 

SMOKING

Smoking is not permitted in the property or the garden.

 

ARRIVAL

Check-in time is 4 pm to 9 pm unless otherwise arranged.

 

DEPARTURE

Please be ready to leave the accommodation by 10.30 am on the day of departure, unless otherwise arranged.

 

LIABILITY

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicle or possessions unless proven to be caused by a negligent act by ourselves.

CANCELLATION

For bookings cancelled where a deposit has been paid and prior to 2 weeks before the arrival date are refunded the amount paid minus an administration fee of £15. For bookings cancelled within 2 weeks of arrival, the amount paid will be retained subject to re-letting. Any refund is subject to the re-let dates and the amount achieved minus an administration fee of £15.  If the dates are not re-let, then the amount paid is retained.  Please ensure that you take out your own personal travel insurance.
